Cobalt is to be working closely with one of the South East's most successful residential developers, with their team based in the Oxford and Chiltern region, to hire in a Development Manager and a Senior Development Manager (or Head of Development).

With a number of key projects across the South Central region from 150 units up to 1000, due to an internal move and someone leaving, there are two opportunities for the right individuals to invigorate this office.

For the Senior Development Manager / Head of Development, they need someone who has both extensive management experience and management of major proposals and developments in the Home Counties and wider South / South West region. Whether you have urban experience or been in more of a land or planning position previously, you will need to be adept at running the numbers, leading on placemaking and strategy, as well as collaborating with experienced team members.

For the Development Manager, you will need to have track record in securing planning for residential-led developments, and ideally working on JVs or mixed-use developments.

You will be involved in (among other responsibilities):

*Managing pre-apps and planning applications through the development process, supporting by external planning consultants.

*Leading on negotiations and JVs with local authorities and RPs.

·Optimising sites through S73 and S96a's.

*Undertaking due diligence, development appraisals and feasibility and viability studies.

*Liaising with colleagues internally as well as managing external consultants.

*Negotiating S106 agreements.

*Discharging of conditions and dealing with RMAs.

*Attending meetings for Planning Committee, Consultations and similar events in representation of both the Company and clients through the development process.

You will ideally:

*Have experience in a developer, public body or housing association.

*Excellent communication, written and numerate skills.

*Be dedicated, a hard worker and team player.
