Acquisitions Manager, Queensway Coffee Houses Ltd, T/A Starbucks

Field based in a remote working capacity with occasional travel to Queensway's Support Office based in London.

Scope of Role for Queensway Coffee Houses:

Queensway became franchisees of the Starbucks brand in 2015 and currently have 30 trading stores (a mix of Drive Thru, Drive To, Shopping Centre, and High Street locations) across 13 counties in the UK. Queensway is an approved and trusted growth partner of Starbucks, and their aim is to grow their estate significantly, targeting predominantly drive thru and drive to sites. With an ambition of opening 100 stores in the next 4 years, this role will play a critical part in executing the growth strategy.

Reporting into the Head of Property, the appointed Acquisitions Manager will be integral to this drive and will be responsible for sourcing and delivering sites within a defined growth territory which will include the Northwest and the West Midlands. Key to this will be your ability to evaluate and secure potential sites, through your network of contacts with landlords and developers whilst maintaining strong working relationships with key stakeholders, including the Queensway Board and Starbucks. The role will be responsible for finding sites, negotiating terms, seeing the legals through to lease completions and addressing all conditionalities.

Requirements:

The Acquisitions Manager must be able to demonstrate the following skills and abilities:

  • Proven track record of acquisitions. Evidence of delivering 8+ stores per annum (agency or in-house)
  • 6 years' + experience in property acquisition
  • Existing network of relevant developers, agents and landlords (specifically out of town)
  • Financial analysis, data, and market research skills
  • Proficient use of relevant IT systems (Excel and PowerPoint)
  • Ability to assess property value and potential for development
  • Proficiency in lease negotiation and contract management
  • Creation and presentation of internal board papers
  • Experience of overseeing and liaising on planning matters
