Senior Lettings and Community Manager

Salary: up to £50,000 and £20,000 performance bonus

Location: West Surrey, Guildford

Cobalt is currently hiring for a Senior Lettings and Community Manager in the Build To Rent/Co-Living space based in West Surrey, Guildford.

The purpose of this position is to drive revenue for the scheme through maximizing occupancy. The individual will play a pivotal part in the success of this new development through assisting in the creation of an on site community. Customer service and friendliness will be at the forefront of everything that you do and this role will be pivotal in implementing this on site.

Responsibilities

  • Develop and implement sales and marketing strategies to attract and retain residents.
  • Launch and manage marketing and lettings campaigns to meet occupancy and revenue goals.
  • Monitor sales metrics, identify trends, and address opportunities or concerns.
  • Forecast tenancy ends, quickly re-let units, and minimize void periods.
  • Negotiate tenancy renewals and serve necessary legal notices.
  • Identify revenue opportunities and coordinate with teams.
  • Ensure affordable housing is let per planning requirements.
  • Conduct competitor analysis and stay aware of market trends.
  • Lead community and lettings teams for prospective resident viewings.
  • Manage rent collection and arrears processes.
  • Ensure compliance with council licenses and regulations.
  • Lead and develop the on site Community and Leasing team.
  • Provide training, mentorship, and guidance for team members.
  • Ensure all training and legislative updates are implemented.
  • Drive team retention and ensure target achievement.
  • Foster team engagement and enthusiasm, especially during peak periods.
  • Deliver exceptional customer service to maximize satisfaction and retention.
  • Coordinate community events aligned with brand standards.
  • Maintain customer feedback and satisfaction systems.
  • Review customer surveys and implement improvement plans.
  • Encourage resident involvement with local charities and volunteer initiatives.
  • Promote community engagement and connections among residents.
  • Maintain the building's reputation within the local community.

Requirements

  • Must be KPI-driven with a strong sense of ownership for sales performance.
  • Strong analytical skills, budget management, and report writing experience.
  • Proven track record in sales conversion.
  • Proficient in Microsoft Office (Word, Excel, Outlook).
  • Experience in co-living, PBSA, residential, or hotel sectors.
  • Event program design and implementation experience.
  • Detail-oriented and able to motivate teams.
  • Excellent communication skills, verbal and written.
  • Self-motivated with multi-tasking ability.
  • Positive, results-driven, and adaptable.
  • Able to plan, prioritize, and work proactively.
  • Strong interpersonal skills and ability to build rapport.
