Residential Property Manager - 12 month Fixed Term Contract

Location: Marylebone

Salary: £40,000 to £45,000

Cobalt Recruitment are looking for a dedicated Residential Property Manager. The company are a highly regarded freeholder based in Central London with a great benefits package. This role involves managing a portfolio of rental properties, fostering strong tenant relationships, coordinating services, and ensuring optimal property performance.

Qualifications:

• Minimum of two years' experience in residential property management.
• Educated to A Level or equivalent.
• IRPM or ARLA qualification preferred.
• Knowledge of Housing/Rent Acts, property repair, construction, and health and safety legislation.
• Excellent customer service, management, and organizational skills.
• Proficiency in Microsoft Office and Real Estate software.
• Strong communication skills and ability to build cross-functional relationships.

Responsibilities:

Tenant Management:

• Oversee tenant lifecycle from move-in to move-out, including meet and greets, service management, and documentation.
• Ensure compliance with safety and legal standards (Gas CP12s, EPCs, etc.).
• Conduct property inspections and manage maintenance issues.
• Deliver top-tier customer service, as measured by satisfaction surveys.

Operations Management:

• Handle daily management tasks: maintenance, health and safety, refurbishments, and arrears.
• Coordinate refurbishment works during vacancies to minimize turnaround times.
• Verify and authorize invoices and inspect completed works.
• Collaborate with the New Lets and Renewals Team to manage lease renewals and void properties.
• Maintain updated budgets, schedules, and property management databases.

Financial/KPI Reporting:

• Prepare regular financial reports and assist in budget preparation.
• Support the Senior Residential Manager in strategic planning and performance analysis.
