Residential Manager - Service Charge Specialist

Salary: £50,000 per annum
Hours: 36.25 per week, Monday to Friday
Cobalt have partnered with a market leading landed estate in central london in order to assist with their search for a Residential Manager (Service Charge specialist) due to an expansion within the team.
Role Overview:
Manage the residential service charge portfolio (internal and external properties).
Assist with budgets and oversee S.20 works with surveyors and managing agents.
Resolve arrears/disputes, progress insurance claims and licenses.
Proactively communicate with residents in a professional manner.
Manage external managing agents with compliance team support for H&S.
Responsibilities:
Manage service charge buildings and residents in line with RICS Code of Practice.
Prepare and approve service charge budgets with accountants, ensure year-end accounts compliance.
Oversee disputes, insurance claims, arrears, licenses, and work with solicitors as needed.
Ensure high performance from external managing agents through meetings and inspections.
Collaborate with surveyors for S.20 works, ensuring excellent customer service.
Lead on service charge buildings returning to direct management.
Assist the Director with various property management tasks.
Person Specification:
Essential:
RICS or IRPM qualified
Understanding of Commonhold and Leasehold Reform Act 2002
Knowledge of long leases, tenant/landlord covenants, and service charge obligations
Experience in block/property management, including service charge budgets, Section 20 notices, and dispute resolution
Excellent communication, multitasking, attention to detail, and time management skills
Desirable:
Knowledge of Landlord and tenant legislation, building operations, and safety acts
Experience with both new build and Grade II listed properties
Experience working with solicitors on disputes
